The susceptibility of land to flooding is an increasingly important consideration in determining planning applications; the potential consequences for occupiers, either of the development or elsewhere, in terms of safety and financial risk can be serious. Importantly, where new development is proposed, the local planning authority (LPA) will defer to the Environment Agency (EA) for their advice as to the acceptability of new development. Therefore, the Flood Risk Assessment needs to be rigorous in its approach to pass the scrutiny of the EA.
